Three Prime Dublin Pubs Up For Sale

Three pubs have have gone up for sale in Dublin this week. There is an asking price of more than €1million for the properties.

These pubs are Hideout on the North Circular Road, The Deadman's Inn, Palmerstown and the site of the former Players Lounge in Fairview. These establishments are being sold separately by CBRE agents.

The Deadman's Inn is situated on the Lucan Road, close to the M4 Motorway and occupies a site of 0.54 acres. It is held on a 48 month lease from January 2012 at a current annual rent of €104,000 exclusive of VAT and rates.

€200,000 are being sought for the former Players Lounge in north Dublin. The property is being sold on the instructions of Stephen Tennant and Paul McCann, Grant Thornton, the joint receivers for the site. The site area extends to approximately a fifth of an acre and is zoned Z1 "to protect, provide and improve residential amenities" under the Dublin City Development Plan 2011- 2017.

The Hideout was once a pub but the license has since expired. This makes the re-establishing of a licensed premises on the property impossible. However, CBRE's John Ryan said the property would fit a variety of alternative uses, subject to the necessary planning permission.About €90,000 is the guide price.

Small developers and property owners seeking investment opportunities are likely to be interested in these properties.
