Up To €5m Sought For Baker's Corner Bar And Adjacent Rental Site

Licensed premises Baker's Corner of Rochestown Avenue, Dun Laoghaire, Co. Dublin, has been put on the market by John Ryan of CBRE with a guiding price in the region of €4.75 to €5 million. The sale also includes adjacent rental property The Forge, which produces an annual rent of €150,000 including €80,000 per year from anchor tenant Paddy Power.

Baker's Corner encompasses a ground floor bar, lounge, kitchen, food catering area and off-licence, as well as a first floor function room, stores and offices. The bar also features a designated exterior smoking space and parking for approximately 100 cars, while the basement opens into a service yard with delivery facilities.

Meanwhile, The Forge is currently occupied by a hairdressers and fitness studio in addition to Paddy Power bookmakers, and also includes three apartments.
